The Khalifa's two 12 storey towers, 60m tall, provide a total of 80,000m² of mixed-use space (retail, office & residential). Two levels of car parking are located under the building together with two levels of retail & restaurants at ground floor and lower ground levels. A portion of the site is covered in water, which creates the impression that the buildings are floating and also serves as part of the cooling system.
The buildings are located on the main network interchange from the airport to the centre and though commercially designed, they have an architectural identity and act as a local landmark. The site will be seen every day by thousands of commuting travellers, from the ground and from the air. The design of the helical louvres is a direct response to this, as the building will appear to move in the sunlight when traffic passes around this corner junction.
